ROOF


Preliminary Evaluation and Assessment 
RAS provides a full array of Pre-Construction Services and Testing for all commercial and industrial roofing projects. After performing an initial assessment of the current roof condition and providing any necessary onsite testing, RAS collects all of the data and develops a full package of Construction Documents required for the Permit Submittal. This packages usually consists of Signed and Sealed detailed Roof Drawings of existing and proposed Roof systems, wind load calculations, drainage calculations, fasteners layout calculations (if required), insulation details, shoring plans (if applicable) and any test results that may have been required such as Insulation Moisture Content, Fastener uplift, Roof Membrane Impedance and Roof Membrane Infrared Thermal testing. If the condition of the roof framing is a concern, RAS provides calculations to determine the adequacy of the supporting structure.

Bid and Permitting Phase


RAS assists in the Bid Review Process to assure that the proposals are technically aligned with all the Bid Documents requirements. RAS will then prepare a Final Bid Tabulation Report and if requested will provide a contractor pre-qualification assessment of each company; testing an actual applied mockup provided by them while overseeing the installation and assessing the crew’s actual performance.
Construction Phase
Acting as the “Engineer of Record” or “Special Inspector” during this phase, RAS oversees the actual installation of the Roof System and provides Quality Control of the process being able to make immediate decisions on any unforeseen condition. Upon completion of the Roof System installation RAS will provide all the necessary Testing Services to insure that the system was installed according to recommended manufacturer recommendations and satisfies all the design criteria requirements, such as: Foam Application Adhesion and Roof Member Uplift . At the completion of the work RAS provides the final inspection letter and inspection log (if required), to close the permit with the Building Department.
Post Construction
Upon completion of the Roof installation and the Construction Phase of the project RAS will assemble and archive all test data on a performance database. This information will be available to the Owner for any possible warranty issues, insurance claims or annual Roof inspections as required by the Insurer. If any visible or suspected leaks are apparent after the final application of the system, RAS (if requested) can provide a complement of Forensic Testing services to include: membrane infrared and impedance scanning, deluge testing for roof parapet, windows and wall systems all to identify the location and source of the leak.
