Phase 1: Initial Assessment

RAS provides a full array of Pre-Construction Services and Testing for replacement of window and storefront systems. After performing an initial preliminary evaluation and assessment of the actual condition of the existing fenestration, window and storefront systems, RAS will submit a Condition Assessment Report.

Phase 2: Comprehensive Evaluation
|
After performing an initial assessment of the actual condition of the existing Windows the comprehensive evaluation will quantify the scope of work in the specifications, and construction documents for permit. Sometimes this comprehensive evaluation may require onsite testing to determine the adequacy of the supporting structure and existing waterproofing system. RAS collects all of the data and develops a comprehensive report accompanied with an estimated budget. If the condition of the structure is a concern, RAS will provide calculations to determine the structural soundness of the fenestration to resist the wind pressure.

RAS will assist in the Bid Review Process to assure that the proposals are technically aligned with all the Bid Document requirements. RAS will then prepare a Final Bid Tabulation Report. The full set of Construction Documents for Contractor selection and Permit Application usually consist of specifications, Signed and Sealed detailed Window System Drawings, NOA Compliance and wind load calculations, fasteners layout calculations (if required), Glass and Glazing requirements and any test results that may have been required such as; coating adhesion, window water deluge and joint sealant adhesion testing.

Prior to the start of actual construction, if requested in the specifications, RAS will perform testing of an actual mockup installed by the contractor of record, while overseeing the installation and assessing the crew’s actual performance. During construction, acting as “Engineer of Record” or “Special Inspector” RAS oversees the actual installation of the Window and Storefront Systems and provides Quality Control of the process, being able to make immediate decision on any unforeseen condition. Upon completion of the installation RAS will provide all the necessary Testing Services to insure that the windows were installed according to the manufacturer's recommendations and satisfies all the design criteria requirements, such as; coating adhesion, water deluge, cyclic wind pressure and joint sealant adhesion testing. At the completion of the work RAS provides the final inspection letter and inspection log, if required, to close the permit with the Building Department.

Upon completion of the Window and Storefront installation and the Construction Phase of the project RAS will assemble and archive all test data on a Performance Data Base. This information will be available to the Owner for any possible warranty issues, insurance claims, or annual inspections as required by the Insurer.
