Preliminary Evaluation and Assessment

RAS provides a full array of Prelimary Evaluation Services and Testing for new or replacement ROOF needs. After performing an initial assessment of the actual roof condition and provides any necessary onsite testing, RAS collects all of the data and develops a comprehensive report with budget for restoration.

Once owners review the report and decides to call for bids, RAS will prepare specifications, assist in the bid review for technical alignment with scope of work, reporting in a bid tabulation format. If the owners desire prequalifying companies, RAS will test the actual application on mockups or actual conditions on the building by contractor's crew. A full package of Construction Documents required for the contractors to bid, and submittal with the permit application. This packages usually consists of specifications, signed and sealed detailed Roof Drawings of existing and proposed Roof systems, wind load calculations, drainage calculations, fasteners layout calculations (if required), insulation details, shoring plans (if required) and any test results that may have been required such as Insulation Moisture Content, Fastener uplift, Roof Membrane Impedance and Roof Membrane Infrared Thermal testing.

Acting as “Engineer of Record” or “Special Inspector” during this phase RAS oversees the actual installation of the Roof System and provides Quality Control of the process being able to make immediate decision on any unforeseen condition. Upon completion of the Roof System installation RAS may provide all the necessary Testing Services to insure that the system was installed according to recommended manufacturer's recommendations and satisfies all the design criteria requirements, such as; Foam Application Adhesion, Roof Member Uplift . At the completion of the work RAS provides the final inspection letter and inspection log, if required, to close the permit with the Building Department.

After construction is complete, RAS will save the testing data on a performance Data Base, the records will be available for the owner in case of dispute about warranty performance, insurance claim proceedings, or annual roof inspection as required by the insurance company. When leaks are visible after the application of the roof, forensic testing may be required, including membrane infrared and impedance scanning, deluge testing of the roof parapet, windows, and walls to find the path of leaks.
