Infiltration of humid air into the building thru the envelope will accumulate in cavities of walls and interior finishes such as gypsum wallboard, with subsequent materials degradation and mold growth. This infiltration may also exceed the ability of the HVAC system to remove moisture from the supply air. When these conditions persist for a long time, the resulting moisture accumulation is sufficient to cause health problems. A positive internal air pressure in one part of the building does not mean that all parts of the building are under positive air pressure with respect to the outside. RAS will monitor the dynamics of changes of moisture, temperature, and relative humidity on key areas of the building based on the assessment of potential troubling construction details

Preliminary Evaluation and Assessment

RAS provides a full array of Preliminary Evaluation Services and scanning of levels of surface and airborne moisture on the finishing of interior elements, and indoor air. RAS collects data depending on the case of path of leaks thru windows, walls, roof, bathroom floor, and air conditioning condensation.

Once the report and budget have been approved by an owner the project advances on to the Specifications for Bid. RAS will not only prepare a complete set of "Specifications" and define the "scope of work" for competitive pricing and permitting but will also assist in the bid review process to assure that the proposals are aligned with all the technical specifications. RAS will then prepare a Final Bid Tabulation Report and if requested will provide a contractor pre-qualification assessment of each company. The Bid/Permitting Package usually consists of Specifications, signed sealed detailed mechanical drawings of the proposed air conditioning and ancillary systems, cooling loads and airflow distribution calculations.

Acting as “Engineer of Record” or “Special Inspector” during this phase RAS oversees the actual restoration and provides quality control of the process, being able to make immediate decisions on any unforeseen condition. Upon completion of the installation RAS will provide all necessary testing services to insure that the systems were installed according to the manufacturer recommendations and satisfies all design criteria requirements, such as; Air flow distribution, temperature, humidity, noise level in the ductwork, air leak testing in the ducts, and pressurization of the building to search for cooling leaks thru the envelope. At the completion of the work RAS provides the final inspection letter and inspection log required to close the permit with the Building Department.

Upon completion of the restoration, RAs will assemble and archive all test data on a performance data base. This information will be available to the Owner for any possible warranty issues, insurance claims, and annual inspections or as required by the insurer.
