40-Year Life and Safety

RAS provides “40 Year Re-Certification Visual Inspections” as required by County Ordinances. This service requires filing a report to the jurisdiction of the building department that includes an Architectural / Engineering preliminary evaluation of the integrity of the structural, electrical, and life safety systems along with a recommendation that the building either be re-certified “as is” or providing a list of specific remedial actions that would be required prior to re-certification. The evaluation phase qualifies the deficiencies. In case major deficiencies are found such as concrete in distress, a comprehensive evaluation sound-tapping the structure will be required to quantify the scope of restoration. After completion of the comprehensive evaluation, a report along with detailed drawings and a spreadsheet of quantities to repair will be provided to the owner. Some municipalities also require parking lot illumination survey as part of the 40-year recertification. The owner may use scope of repairs to call for contractor’s bids.


Safeguard Safety

RAS provides Balcony and Safeguard Inspections as required by the Department of Professional Regulations for Rental and Commercial Buildings to determine their existing condition providing a written report of the findings.


Special Inspection

During restoration of the structure or facades, the Florida Building Code requires a licensed engineer acting as Special Inspector to inspect the quality of the work.

The Special Inspector must provide an inspection log signed and sealed to the contractor in order to close the permit open at the building department. The final reports have to address the work that was completed in accordance to the drawings and specifications.
