RAS Provides consulting and testing services to the design team during the specification phase two-fold. First, in defining the quality control and commissioning plan in the specifications, and second, in performing pre-construction testing of mock-ups to select the best performing materials compatible witht the field conditions. with a large number of new sustainable materials, not tested before, a performance testing of a mock up will allow the architect to document the performance prior to the construction, reducing potential liability claims.

RAS helps the facility manager in all phases of the restoration project. The Evaluation Phase is used to assess the current condition of the building system and identify the causes and extent of the deficiencies. The Design Developement Phase is where the actual process of system selection for repair, restoration, retrofitting, or replacement begins. During the Bidding/Negotiations Phase, RAS assissts the owner in obtaining bids, review submitted bids based on specifications, and negotiate aid to the owners. The Construction Phase is where the work actually occurs. In this phase, Quality Assurance will test the competence of the contractor's applicators working with specific products by testing samples after application. The Maintenance Phase is an ongoing process whereby RAS develops a strategic predictive maintenance plan, along with annual inspection and testing of the envelope that aids to correlate the performance with the age of the materials.

In addition to our extensive experience dealing with building envelopes, we also provide testing for forensic investigation of building failures for attorneys and insurance adjusters. Testing allows us to discover damage under the surface that may not be readly visible. For example, delemination among the layers and the substrate can be a deficiency caused by hurricane winds or faulty construction. The deleterious condition exists but it is not visible. In addition, Testing provides information about durability and performance that is compared against similar materials in our condition index database. In that way, pre-mature deterioration can be compared for jobs under warranty.
