The Challenge: Complex Logistics, Marine Exposure, & 24/7 Operations
Built with reinforced concrete, precast garage joists, minimal load-bearing interior columns, and prominent top-level mansards, four decades of aggressive coastal exposure caused severe concrete deterioration and steel corrosion requiring comprehensive intervention.
The restoration presented severe site and logistical constraints:
- High-Altitude Overhead Work: Replacing concrete overhang slabs on the upper-level mansards nearly 490 feet above the sidewalk required custom shoring, suspended platforms, and stringent falling-object protections for active pedestrian traffic below.
- Uninterrupted Building Operations: Work on this 24/7 commercial tower had to be executed during overnight hours and weekends to avoid disrupting prominent legal and financial tenants.
- Sensitive Garage & Acoustic Structures: Repairs to the parking garage mezzanine deck—positioned directly over a unique acoustic dome—required rigorous water-containment measures during waterproofing membrane removal to protect interior spaces.
