Project Guide for HOA Boards and Property Managers
Clear, accurate specifications and drawings are the foundation of a successful building repair project. At RAS Engineering, P.A., our process is designed to identify the true source of distress, define a complete scope of work, and provide the documentation contractors need to bid and perform the repairs correctly.
Phase 1: On-Site Inspection Survey
The first step in producing repair specifications is a Phase 1 inspection survey performed on-site. During this visit, we assess visible conditions, document deficiencies, and evaluate likely sources of deterioration affecting building components such as façades, balconies, decks, and parking garages.
Phase 2: Non-Destructive Testing (When Needed)
If the source of the problem cannot be readily identified, or if multiple potential sources must be evaluated, a Phase 2 investigation may be required. This phase can include non-destructive testing to help confirm concealed conditions without causing unnecessary damage, allowing repairs to be properly targeted and cost-effective.
Deliverables: Specifications, Drawings, and Quality Control Plan
Once inspection and testing results are reviewed and evaluated, RAS prepares comprehensive specifications and drawings that clearly define:
• Scope of Work (what will be repaired and where)
• Repair Materials and Methods (what products and systems will be used)
• Inspection Plan / Quality Control Requirements to verify contractor work meets project standards and performs as intended
These documents help reduce uncertainty, avoid change orders, and ensure repairs are completed with consistent quality.
Contractor Pricing: Bid Sheet Included in the Project Manual
To support contractor pricing and competitive bidding, a bid sheet is included with the project manual. This standardized bid form helps contractors provide apples-to-apples estimates and allows owners to compare proposals more clearly and confidently.
