A clear plan for your building’s facade
Cracking, loose exterior materials, corrosion, damaged joints and water intrusion can raise questions about the condition of your building’s exterior. We help owners organize the available records, define the assessment needed and plan follow-through when repairs are recommended.
Our facade service can include records review, field observations, photographic documentation, condition assessment, repair recommendations, specifications and drawings. The written proposal identifies the services included and any separate access, testing or repair-design work.
Understanding AB-110 and SFEBC Chapter 5F
San Francisco’s AB-110 implements the facade inspection and maintenance program under Existing Building Code Chapter 5F. Its comprehensive-inspection requirements apply to buildings of five or more stories with Type I, II, III or IV construction; additional supplemental requirements apply to buildings of fifteen or more stories. The building’s construction date, history and applicable exceptions affect the required schedule.
Comprehensive reports include Attachment A, completed and signed by the owner and qualified professional. Supplemental reporting uses Attachment B. Attachment C provides the comprehensive-report preparation checklist. RAS reviews the applicable scope and documentation with you; DBI determines acceptance.
Read the current AB-110 bulletin and attachment requirements.
From site visit to report and repair planning
Share your building information. Send the address, any DBI correspondence, previous reports and known exterior concerns.
Arrange a complimentary site visit. Discuss the building, available records and access considerations with RAS.
Review a project-specific proposal. Understand the field scope, deliverables and responsibilities before authorizing the inspection.
Complete the agreed assessment. Coordinate building access and document observed conditions. Any close-up access or additional investigation is planned for the building’s needs.
Plan the next steps. Review findings, report documentation and recommended repairs. Repair design and construction observation can be scoped separately when needed.
What to gather before we visit
Building address, approximate construction year and number of stories.
DBI notices, prior facade reports and relevant repair or permit records.
Photographs of exterior concerns and a history of leaks or loose materials.
Contact information for the owner’s representative and building-access coordinator.
Missing records do not prevent an initial conversation. Tell us what you have so we can identify the information needed for the proposal.
Common owner questions
Can you help if we received a DBI facade notice?
Yes. Share the notice and any prior report so RAS can discuss the requested work and prepare an appropriate proposal. Inspection, repairs and filing support should be clearly identified in the agreed scope.
Is completing Attachment A the whole inspection?
No. The affidavit accompanies a comprehensive technical report; it does not replace the assessment or supporting documentation. Signing responsibilities and the required submission package must be addressed for your building.
Is this the same as a balcony inspection?
Facade and balcony requirements address different inspection scopes. A property may need more than one assessment. See our San Francisco balcony and exterior elevated element services for related work.
