40/50-Year Recertification Notice: Owner Preparation Guide

FLORIDA

Received a building recertification notice?

This guide helps building owners, condominium boards and property managers organize the information needed for an engineering proposal. For inspection scope, reporting and repair support, visit our primary Building Recertification Engineering page.

“40-year” and “50-year” are familiar descriptions of older recertification programs. Do not use the page title as an eligibility rule or deadline: current requirements depend on your jurisdiction, building and notice. Confirm the applicable program with the issuing building department.

1. Read the notice and record the deadline

Keep the complete notice, including its reference number, property address, issuing authority, required structural and electrical reports, submission instructions and response dates. Identify any separate unsafe-condition or code-enforcement notices.

2. Gather building records

  • Prior recertification, structural, electrical and milestone inspection reports.

  • Available plans, permits and records of previous repairs or alterations.

  • Building age, use, number of stories and known access restrictions.

  • Photographs and notes about cracking, spalling, leaks or other concerns.

  • Management and access contacts, including access to roof, garage and electrical areas.

3. Request a project-specific engineering scope

RAS Engineering provides engineering services directly. Send your notice and available records so we can discuss the appropriate structural and electrical scope, access needs, potential testing and deliverables. We coordinate a complimentary site visit and then provide a proposal.

4. Plan for findings and corrective work

An inspection may identify deficiencies that require further investigation, repair documents, permits or follow-up observations. The inspection scope and any subsequent repair services should be clearly documented. Keep written records of submissions and correspondence with the authority.

5. Confirm submission and acceptance

Follow the issuing authority’s current instructions for reports and any corrective-work documentation. Ask the authority directly about extensions or unresolved notice requirements. Engineering documents support its review; acceptance is determined by the authority.
