Water Leak Assessment and Sealant Repair Planning

A stain shows where water becomes visible, which may be some distance from its entry point. RAS Engineering helps building owners and property managers organize a leak investigation and select a repair scope based on the affected assemblies and observed conditions.

Start with the leak history

Record when leakage occurs, its interior location, weather conditions, and whether the area is beneath a roof, balcony, deck, window, or exterior joint. Note previous repairs and whether they changed the symptoms. A dated log and photographs help distinguish an isolated defect from a recurring pattern.

Assess the interfaces, not just the exposed surface

Waterproofing performance depends on transitions between materials. Window perimeters, wall penetrations, deck edges, drains, expansion joints, and terminations may need evaluation together. Sealant cracking, loss of adhesion, ponding, and damaged coatings are observations to investigate rather than automatic instructions to replace one product.

Choose testing to answer a specific question

Some investigations can begin with visual review and available records. Others require controlled water testing, moisture surveys, selective openings, or material evaluation. The proposal identifies the question being investigated, access arrangements, testing limits, and responsibility for opening and restoring finishes.

Turn the findings into a workable repair scope

Recommendations should connect each proposed repair to the suspected mechanism and the limits of the investigation. Repair documents may address preparation, material compatibility, transitions, mockups, and verification during construction. Where structural deterioration is discovered, additional engineering evaluation may be appropriate.

Prepare for the first discussion

  • Mark affected rooms and exterior areas on available plans.

  • Collect prior leak reports, warranties, and contractor proposals.

  • Identify occupied spaces and access limitations.

  • Share photographs before and after past repairs.
